The real estate evaluation in Brazil is usually conducted by means of Classic Model of Regression. However, the spatial distribution of the data is an additional factor that must be considered. Ignoring this factor can generate serious problems such as biased or inefficient estimates. In this case, the methodology traditionally adopted it is inadequate and it should be substituted by a methodology denominated Spatial Regression. This paper shows this methodology and analyzes 228 data market of the city of Recife-PE. The obtained results indicate the existence of spatial dependence in the data and the need for the spatial correction.
